JOB MISSION:

Operate and maintain machinery such as the boilers, support equipment and piping systems. Under supervision of the Facilities Supervisor, maintain building temperatures, respond to emergencies and complete assigned work.

MAJOR ACCOUNTABILITIES:

Boiler-

  • Operate low pressure steam boilers in manual or automatic mode in order to maximize employee
  • Operate computerized Energy Management System.
  • Adjust air, water and water treatment chemicals as necessary.
  • During off season, prepare boilers for inspection by insurance company for state certification.
  • Perform preventative maintenance including cleaning and repairing tubes, firebox, piping, valves, pumps, casing, nozzles, and controls. Check and repair fire brick in firebox, controls, tanks, etc. Replace gaskets and seals to ensure tight enclosure. Check and repair ancillary equipment such as condensate and feed water systems.

Plumbing/Heating/HVAC-

  • Repair or install piping systems for air, water and steam.
  • Weld materials using and arc welding machine, crimped or soldiered connections.
  • Install fixtures to support piping systems.
  • Install radiators for building heat and other fixtures that may use air, water or steam.
  • Perform preventative maintenance

Safety and Fire Protection-

  • Conduct weekly safety and fire protection audit to check sprinklers, fire extinguishers, eyewash stations, Emergency sign/exits, risers, and safety violations. Document findings and report to Facilities Supervisor for action.
  • Conduct tours with state and local officials and NBAS insurance representatives concerning fire protection and water and sewer systems.

Electrical-

  • In coordination with electrician, make electrical repairs, replace or install switches, plugs, lamp fixtures, starters, ballasts, fuses and circuit breakers. Make repairs utilizing standard tools on voltages up to 220 volts.

Miscellaneous work as needed.

REQUIREMENTS FOR SUCCESS:

  • High school diploma or equivalent with 2-5 years of work experience with boiler operations and maintenance, industrial or commercial preventative maintenance, plumbing codes and procedures and welding. Physical ability to lift moderate to heavy materials, climbing ladders and stairs. This job requires movement and walking through out the facility.
